Hawaii’s Visitor Accommodations in Transition

The changing dynamic of Hawaii’s accommodations mix has become a major topic of discussion.
Hotels continue to dominate our lodging landscape and are enjoying record results. However, driven by consumer demand, alternative accommodations are gaining in popularity, most notably, condo-hotels, timeshare, fractional ownership, resort homes, vacation rentals, bed and breakfasts and cruise ships.
This transformation caters to increasingly experienced travelers who want more flexibility and variety in their lodging choices.
A September 2005 report* issued by the Hawaii Tourism Authority shows that the accommodations inventory statewide is anticipated to increase to 77,734 units by 2010, a net gain of 5,911 rooms over 2005 levels (not including cruise inventory).
The increase in rooms is expected to be primarily in new timeshare and resort condominium properties. It’s noteworthy that development of timeshare, currently 8
percent of Hawaii’s accommodations inventory, is being led by major hotel brands.
Concurrently, the hotel sector is seeing substantial reinvestment in renovation, redevelopment and repositioning of existing properties to meet the demands of a more upscale and divergent market segment.
These changes are a driving force in upgrading and diversifying Hawaii’s lodging product. Although a departure from the past visitor accommodation model, this evolution, if managed properly, is critical in our quest to remain competitive.
HVCB is monitoring this new lodging segmentation with a view to keeping our marketing on target.

The Hawaii Visitors and Convention Bureau’s new E Komo Mai Welcome Guidebook will launch in the early spring of 2006. The E Komo Mai Welcome Guidebook will replace the existing pre-arrival welcome packet which currently includes the Hawaii Value Passport.
What is the E Komo Mai Welcome Guidebook?
The E Komo Mai Welcome Guidebook is a collection of dynamic content and special offers from golf, activities, attractions, shopping, and dining companies, personalized and available only for customers purchasing their vacations through a certified HVCB Hawaii Destination Specialist travel agent. The new guidebook will include:
• A new design and format featuring easy to use, easy to read information about the
customer’s vacation.
• A personalized letter from HVCB’s president and CEO, John Monahan.

The Pro Bowl’s economic impact for Hawaii is extending beyond the increased visitor spending and tax revenues produced by the game, thanks to a partnership between the Hawaii Visitors and Convention Bureau (HVCB) and the National Football League.
This past Saturday, February 11th, HVCB teamed up with the NFL to showcase Hawaii and Pro Bowl festivities to an elite group of East Coast corporate planners responsible for booking business and incentive meetings for national clients.
Combining Hawaii with the Pro Bowl is an alluring opportunity to generate meetings and incentives business for both the state and the NFL.

Michael Murray, CMP, CMM, CASE, HVCB’s vice president of sales and
marketing for corporate meetings and incentives, noted that companies and their
employees appreciate the perks of associating with the NFL.
“The NFL is a first-class organization that goes all out to treat business and
incentive groups like all-stars during Pro Bowl Week. Add in spending a week in
Hawaii during February and the payoff is a rewarding, invigorating experience that
helps inspire increased sales and more business,” Murray said.
The corporate planners will be accorded VIP status for the Pro Bowl Tailgate
Party and AFC-NFC All-Star Game at Aloha Stadium on February 12th, conduct site
inspections of resort meeting facilities on Oahu and Maui, and participate in several
island-themed activities.
“Hawaii is the NFL’s incentive destination. We bring football’s best players here
to reward their outstanding performance and that’s the same philosophy we bring to
our corporate incentive program,” said Dave Wintergrass, the NFL’s senior director of
special events. “Coming to the islands is a fantastic way to recognize excellence.”

HVCB, in partnership with the Hawaii Tourism Authority has developed an online library of images that your business can use in brochures, ads, websites and other marketing materials promoting Hawaii. As part of HVCB’s Knowledge Bank, the image library includes photos from all six islands: Kauai, Oahu, Molokai, Lanai, Maui, and Hawaii’s Big Island. All images are available in 300 dpi, high-resolution format and are searchable by category and by keyword.

The images may be accessed and used free of charge to positively promote Hawaii as a leisure and business destination. Proper credit to the photographer must also accompany use. Hawaii Tourism Oceania will once again be hosting our trade focused event - 'Aloha Down Under' from the May 29th - June 2nd. Hawaiian Airlines will be the overall sponsor of the Australian event and Air New Zealand of the New Zealand event. The roadshow has proved popular over the past two years with both the Australian and New Zealand Travel Trade and Hawaiian suppliers alike. The schedule for this years event will be as follows:
May 29th - Auckland VIP Luncheon and Evening Trade event
May 30th - Melbourne Trade Event
May 31st - Sydney Trade Event
June 1st - Sydney VIP Breakfast and Brisbane Trade Event.
Special airline deals have been kindly supplied by Hawaiian Airlines and Air New Zealand suppliers attending. We anticipate seeing over 800 agents over the week long event and 80 key media, CIM operators and VIP's.
This years ADU takes place the week prior to AIME (Asia Pacific Incentives and Meetings Expo) in Melbourne, so presents the perfect opportunity to target the leisure and CIM operators by attending both events.
Growth from Australasia continues to be strong. The total number of visitors from Oceania in 2004 totalled 132,130 with Australians visitors making up 113,000 or 86.5% of the total, representing an increase of 44% over 2003. The total count for 2005 is not yet available, however, preliminary data for the period Jan-Oct 2005 indicates continued growth from Oceania thanks largely to the increase in airline seat capacity with Hawaiian Airlines.
There really has never been a better time to invest in this strong emerging market.

Meeting Planners Get Maui Education
Tom Risko, MVB's director of sales, CMI and International, attended the Professional Convention Management Association (PCMA) Conference in Philadelphia, PA in January. The focus of the event was industry education, and Risko met with various meeting planners to share Maui's numerous offerings. Also in January, Risko attended the Meeting Professionals International (MPI) Professional Education Conference & Expo in Charlotte, NC.
In mid-February, MVB hosts the U.S.E. meeting and incentive travel planners. Resort, hotel and off-site venues will be showcased (along with other industry partners), all of which will promote Maui as a premier meeting and incentive destination. Additionally, MVB's International Sales Division, also headed by Risko, hosted travel professionals from Europe in early February for an island tour.
Sales Team to Train Canadian Agents
Chris Kai'aokamalie, travel trade sales director, heads to Canada for Maui Nui and FunSun Vacations agent training. MVB will visit four select cities including Edmonton, Toronto, Vancouver and Calgary with training dinners. Kai'aokamalie is targeting 50 agents per city who will learn all about Maui, Molokai and Lanai.
Earlier this month, the sales team participated in the Hawai'i Ocean Sports Expo at the Hawaii Convention Center. Molokai Visitors Association Director Julie Bicoy and Lanai Visitors Bureau Director Waynette Ho-Kwon also attended the event. The show included a consumer tradeshow and featured exhibitors from around the world in ocean sports industries from SCUBA diving to surfing, fishing and adventure travel.
PR Team Shares "Malama Maui" in Pacific Northwest
Along with a team of Maui Nui representatives, Director of Public Relations and Promotions Kelii Brown shared MVB's "Malama Maui -- Preserving Maui's Agricultural & Cultural Resources" campaign with a media blitz to the Pacific Northwest (Portland, Seattle and Vancouver). The program, launched in March 2005 at the Celebration of the Arts at the Ritz-Carlton, Kapalua, focuses on three themes -- the culture, agriculture and ecology of Maui Nui. The pr team next takes the Malama Maui message to California (San Diego, Orange County, Los Angeles and San Francisco) in mid-March.

“Kauai Made” Label to Launch in 2006
The County of Kauai, Office of Economic Development will launch a new “Kauai Made” label in early 2006. The program will support the marketing of goods produced on island. In order to carry the label, vendors must demonstrate that their products are either made on Kauai or made with Kaua‘i materials. Different from other island programs, the “Kauai Made” program will also allow retailers who sell qualifying products to join.
